Project Title Architect Needed for Commercial Retail Renovation & Storefront Conversion (8,100 SF) Project Description I am seeking an architect (or experienced commercial architect/designer) to assist with the renovation and reconfiguration of an existing 8,100 square foot, single-story commercial building. The building was previously occupied by a Family Dollar store and is now vacant. The goal of this project is to redevelop the space into 2–3 separate retail units, including a laundromat as the anchor tenant. Scope of Work • Reconfigure the existing interior to divide the building into 2–3 retail spaces • Design a 3,500–4,000 SF laundromat as the first (corner) unit • Modify the façade that faces the parking lot by: • Cutting openings in the existing masonry wall • Creating new storefronts with customer entrances • Adding large display windows • Update the exterior design to improve curb appeal and visibility • Ensure compliance with local building codes, ADA, and zoning requirements • Coordinate layouts for utilities, plumbing, HVAC, and electrical as needed (especially for laundromat use) Deliverables • Architectural drawings suitable for permit submission • Floor plans showing unit divisions • Exterior elevation drawings (existing + proposed) • Basic site/parking considerations if required by the city • Optional: 3D renderings (if available) Existing Conditions • Single-story masonry building • Approx. 8,100 SF total • Flat roof • On-site surface parking • Located in a neighborhood commercial area Ideal Candidate • Experience with commercial retail renovations • Experience with laundromats or utility-heavy tenant buildouts is a plus • Familiar with working on existing buildings • Able to coordinate with engineers and local permitting authorities Project Timeline Looking to start as soon as possible.
