This project demands more than just aesthetic design; it requires a deep integration of BIM (Building Information Modeling), bioclimatic innovation, and a high-end commercial delivery package for real estate positioning. The design must harmonize with Medellín’s specific topography and "Eternal Spring" climate, focusing on sustainable luxury and rigorous technical precision. Scope of Work & Deliverables Phase 1: Analysis & Conceptual Strategy Site & Bioclimatic Analysis: Detailed study of solar incidence, wind patterns (ventilation), and topographic integration (slopes). Normative & Regulatory Audit: Strict adherence to Medellín’s Plan de Ordenamiento Territorial (POT) and Curaduría requirements. Conceptual Moodboards: Materiality, spatial philosophy, and innovative architectural language. Phase 2: Technical Design & BIM Development Full Architectural Set: Detailed floor plans, roof plans, and site plans with millimetric precision. Technical Sections & Elevations: Comprehensive longitudinal and transverse cuts showing construction systems. BIM Model (IFC/Revit): Delivery of the native IFC file and/or Revit model (LOD 300/350) for multidisciplinary coordination and clash detection. Detailing: Constructive details of "critical points" (facade junctions, waterproofing, and bespoke joinery). Phase 3: Visualization & "Sales-Ready" Assets Hyper-Realistic Renders: Minimum of 8-10 high-resolution interior and exterior shots showing lighting at different times of day. Cinematic Walkthrough: A 4K architectural animation (60s+) for investor presentation. Marketing Planimetry: Artistic, colored, and textured floor plans specifically designed for brochures and sales brochures (not technical). Phase 4: Sustainability & Innovation Efficiency Report: Strategies for rainwater harvesting, passive cooling, and low-carbon material selection. Required Skills & Qualifications Expertise in BIM Workflow: Mastery of IFC protocols and collaborative software. Local Context Knowledge: Familiarity with the Medellín/Antioquia architectural landscape and tropical-modernist aesthetics. Advanced Visualization: Proficiency in Lumion, Enscape, D5 Render, or Unreal Engine 5. Strategic Thinking: Ability to create a Sales & Marketing Plan (Commercial pitch) for the property.
