Scope • Layout: optimise the room for everyday office work, positioning a full-size desk and ergonomic chair as the focal point. • Built-ins: design modern bookshelves and closed storage that maximise wall space without crowding the room. • Light & air: specify a new window (size, placement, framing details) that brings in natural light and meets local building codes. • Services: map out additional power outlets and data points, plus an NBN re-install so cabling stays hidden and the desk area remains clutter-free. • Look & feel: keep everything clean, modern and minimal—think neutral palette, streamlined finishes, and concealed storage. • Deliverables: – scaled floor plan with furniture and storage locations – electrical and data point diagram – window specification sheet – 2–3 visual mock-ups or 3D renders showing proposed materials, colours, and lighting – concise materials list that a contractor can quote from I have a moderate budget and will manage the physical build myself once I have clear documentation, so accuracy and practicality are more important than photorealistic polish.
