To move forward I need a full set of build-ready architectural plans for a two-bedroom two bath layout elevated on pilings. The design has to meet local wind, snow and flood requirements, show proper pier sizing and connections, and stay true to a clean modern aesthetic—think simple roof lines, generous glazing and a smart use of interior space that photographs well for guests. I already have the site and its basic survey, so you would be working from real dimensions and contour data. Please deliver a permit-ready drawing package that includes: • Dimensioned floor plan(s) for 2 bedrooms, kitchen, bath(s) and living area • All elevations and at least two sections detailing the stilt/piling system • Foundation, framing and roof plans with structural notes suitable for an Arkansas engineer’s stamp • Door/window schedule and basic electrical/lighting layout • A concise material legend plus any 3D views or renders that help contractors visualise the build. Need steel frame work for the shell. Source files in AutoCAD or Revit along with PDFs are needed so I can hand everything straight to the local building-inspections office and my builder.
