CRE Acquisition Model Development Build a robust, dynamic Excel‑based cash flow model incorporating: Revenue, expense, debt, and capital structure assumptions Detailed pro‑forma forecasting Sensitivity and scenario testing Automate repetitive components with VBA where appropriate. 2. Multi‑Tier Waterfall / Promote Structure Develop investor waterfalls that handle: Multiple tiers and return hurdles Preferred returns Carried interest splits Sponsor fees and acquisition/disposition fees Allow for toggling of fee structures and investment scenarios. 3. Python Automation & Data Handling Use Python to: Streamline data ingestion and transformation Automate scenario runs Support modular, scalable model architecture Integrate with Excel and Power BI data flows 4. Executive Dashboard & Power BI Integration Build a Power BI dashboard (or Excel‑based equivalent) summarizing: Key deal‑level metrics IRRs, equity multiples, cash‑on‑cash returns Sensitivities and return distributions Ensure that the dashboard automatically updates from refreshed model inputs. 5. Fund‑Level Rollup Create a fund aggregation model that consolidates: Multiple individual deal models Capital calls, distributions, and commitments Real‑time performance metrics across the portfolio Build clean pipelines from deal‑level Excel/Python outputs into fund‑level reporting modules.
