I am finalising the detailed design for a plotted development and now need a single consultant who can close the loop between photorealistic visualisation and hard–core engineering. The scope covers three parallel tracks: • 3D visualisation – a bird-eye overview of the entire layout, marketing-ready perspectives of every individual plot, and focused renders that highlight the entrance arch, street lighting, utility corridors and the central park. The model should be clean enough to let me generate extra views later, so please keep layers and materials well organised. • Road and pavement engineering – horizontal and vertical geometry, pavement thickness design, cross-sections, junction details and a coordinated kerb layout that ties back into the rendered surface. Civil 3D or equivalent is preferred because I will be carrying the surfaces into my quantity take-off workflow. • Electrical and storm-water services – full routing for underground cabling, load calculations, pole and LED street-light positioning with lux-level verification, plus a complete storm-water network sized for local rainfall (rational method or SWMM, your choice) and shown with catch-basins, pipes, manholes and outfall. Entrance arch structural intent and landscape grading inside the park also sit in scope so that the renders match the construction drawings. Deliverables that will be used for approval and tendering: 1. Native design files (DWG/Civil 3D, Revit or similar) and IFC exchange set 2. High-resolution JPEG/PNG renders (min. 4K) and an editable master 3D model 3. PDF drawing set with road, electrical and drainage plans, profiles, sections and schedules 4. Design reports and calculation sheets for pavement, lighting and hydraulics All work must align with relevant local standards and be fully coordinated; clash-free models and consistent coordinate systems are essential.
