I have a development site and need an experienced architectural designer to prepare a clear, build-able concept for a mixed-use project. The brief is straightforward: • Allocate a total of 500 m² for commercial office and retail areas, blending both open-plan zones and partitioned sections so future tenants can adapt spaces with minimal fit-out work. • Shape the massing and circulation to suit local Queensland planning regulations, climate, and streetscape expectations. • Present a compelling concept package that includes a site plan, floor layouts, and at least two perspective sketches or quick renders that sell the idea to investors and town-planning officers. I will supply the site details and planning overlays once we start. Please return layered PDF (and DWG if you work in AutoCAD or Revit) that I can mark up.
