I run a growing UK property business with: 3 HMOs 1 Airbnb 1 property development project A growing personal/property brand I’m looking for an Operations Manager / Systems Strategist to help me: Systemise day‑to‑day operations Improve efficiency across properties and projects Free up my time so I can focus on scaling development and digital growth Key responsibilities: Map out current workflows for HMOs, Airbnb and development Design and implement SOPs for recurring tasks (tenant onboarding, maintenance, cleaning, check‑ins/check‑outs, reporting, etc.) Set up and manage dashboards for occupancy, cash flow visibility and task tracking Coordinate with VA(s), cleaners, contractors and other team members to ensure tasks are completed on time Identify bottlenecks and recommend improvements to processes and communication Tools (nice to have, not mandatory): ClickUp / Notion / Airtable (or similar tools) Basic understanding of P&L and property KPIs Experience with UK property operations (HMOs, short‑lets, developments) is a big plus Ideal candidate: Strong operations and systems mindset Very organised, proactive and detail‑oriented Comfortable turning messy operations into clear, documented processes Excellent written and spoken English for communication with me and the team Please answer these questions when you apply: Briefly describe your experience with property operations (HMOs, Airbnb/short‑lets, or similar).
