I’m ready to move forward with full design documentation for a new four-bedroom home and I need an architect or designer who can handle everything from concept to coordinated MEP. The overall aesthetic is Modern, yet I want the material palette and detailing to stay within the realm of standard finishes so the build cost stays practical. The living room will be the visual and spatial focal point, so its proportions, ceiling treatment, glazing, and any feature wall elements must really stand out in the drawings and 3D views. Scope of work • Produce a detailed floor plan that clearly resolves circulation, furniture layout, and the relationship between the living room and adjacent spaces. • Create exterior elevations and at least two sections that capture the modern massing, roof geometry, and façade treatment. • Develop a clean 3D model and a set of photorealistic renderings (daytime and dusk) that help me visualise materials and lighting, with special attention on the living area. • Provide coordinated Mechanical, Electrical, and Plumbing drawings—sizing, routing, and fixture locations—to a level that is construction-ready and can be handed straight to engineers or local authorities. Deliverables are required in both PDF for printing and an editable format (DWG/Revit/SketchUp or similar). I will supply the site dimensions and any local code notes once we start; you return the first layout for review, incorporate my comments, then progress to elevations, MEP, and final renders.
