Plot Dimensions: Total depth 47.8m x Frontage 12.4m. Build Area: We are restricting the construction footprint to the front portion of the plot (approx. 12.4m width x 14m depth). Constraints: The plot has a "jog" (step) in the boundary further back, but the house will be built in the rectangular front section. Setbacks on sides 1.2m and front setback 3m. Design Requirements: Style: Modern / Kerala Contemporary (Flat roof, box elevation, use of texture/grooves). Total Area: Maximum 2600 Sq. Ft. Structure: Ground + 1 Floor.
