I’m ready to turn a simple “garage with loft” idea into a fully-functional workshop. The ground floor will serve as my main work area and must comfortably accommodate Woodworking tools, Automotive tools, and Metalworking tools. Above it, I’d like a loft for hangout/mancave vibes. Garage will be 24' x 40' with a 10' lean to on one side. 13' minimum ceilings in the garage, 9' in the loft. Garage area will have a full bathroom, located in the lean to area. Garage will be built in South Texas, along the coast. Familiar with TWIA/TDI Windstorm codes is a plus. Key technical needs • Power: Standard electrical outlets throughout, plus dedicated High-voltage outlets for heavier machinery, and a routed Compressed air systems line to each major workstation. • Spatial flow: Clear vehicle access, durable flooring, ample clearance around large equipment, and safe stair access to the loft. • Ventilation & lighting: Dust extraction for woodworking, fume control near automotive bays, and task lighting tailored to each zone. What I need from you 1. Scaled floor plan and loft layout showing machinery placement and clearances. 2. Structural drawings (walls, trusses, load specs) ready for local permitting. 3. Electrical, high-voltage, and compressed-air schematics with panel schedules. 4. Materials list and a brief build sequence so contractors can quote accurately. 5. 3D visual mockups that help me confirm workflow and storage before we build. I’ll be available to clarify zoning data, local code requirements, or equipment dimensions. If you’ve designed multi-use garages or maker spaces before, I’d love to see examples.
