I’m working on my next Project The property includes: • A main home (early 1900s bungalow-style) • A rear ADU (accessory dwelling unit) Both structures will be expanded and fully redesigned — new floor plans, new layouts, and updated exteriors and interiors. I’m looking for a designer or architect who can help bring my vision to life through: • Functional floor plan reconfigurations • Realistic exterior and interior renderings • A design direction that balances modern appeal and market value ⸻ Scope of Work: 1. Floor Plan Revisions • Redesign existing layouts for better flow and usability. • Incorporate square footage additions to both the main house and ADU. • Create optimized bedroom, bathroom, and living configurations. 2. Exterior Design • Develop a modern, marketable façade for both structures (using materials like stucco, brick, or Hardie). • Produce 3D exterior renderings (front and rear). 3. Interior Design Visualization • Create interior renderings that capture the intended finishes, lighting, and layout. • Optional: Suggest materials, colors, and design mood that align with my target buyer profile. Here’s what I’m looking for: • Scaled floor plans for the existing layout and the proposed remodel/addition, showing an open floor plan concept where practical. • Dimensioned construction drawings for walls, windows, doors, and key structural elements. • High-quality 3D renderings: interior perspectives that capture finishes and lighting, and exterior views that show massing, rooflines, and curb appeal from multiple angles. • A basic finish and materials palette so I can begin sourcing. • At least one revision cycle after feedback to fine-tune layout or visuals. Style is open—I’m happy to see modern, traditional, or a blended approach—so feel free to suggest what works best for the architecture and neighborhood codes. Please use whichever tools you’re most comfortable with (AutoCAD, Revit, SketchUp, Lumion, MAGICPLAN or similar) as long as final files are editable and dimensionally accurate.
