I’m ready to move from ideas to precise drawings for a new four-storey villa and I need a complete floor-by-floor layout that translates my brief into clear, build-ready plans. The look and feel must be Modern and innovative in every respect—clean lines, open sight-lines, and smart space planning that makes everyday living effortless. As the villa is quite deep and surrounded by neighboring properties to the left, right and rear there should be a focus on natural light reaching all parts of the villa. I have provided a picture of the external design Ground-floor programme As per the external design, The entrance is centrally located and leads to an impressive hallway. The rest of the ground floor has to accommodate a generous living room which may or may not incorporate a dining area - possibly multi-level, kitchen and dining room arranged for natural flow, plus an office, a cinema room, a cloakroom, several storage rooms and a discreet maid’s suite next to the kitchen. Circulation between these spaces should feel spacious yet efficient. The land plot i quite big but I do not expect huge rooms. I would like to see an innovative use of space. First/second-floor programme The first and second floors will primarily be bedrooms with en-suite bathrooms with the master bedroom incorporating a walk in closet/dressing area. Only 2 bedrooms need en-suites so both floors will have a family bathroom. The first floor should also have a family room. The second floor should generally mirror the first floor Third-floor programme The third floor rooms only consist of a gym and sauna/steam room with the rest of the space being an outdoor terrace. Vertical stack While the upper three floors can be planned with more freedom, I expect you to keep structural consistency in mind so columns, shafts and stairs stay aligned. I’ll share functional preferences once the ground level is blocked out, but bedrooms, family lounges and terraces will likely sit above. Outdoor interface The plot needs a seamless transition to a courtyard/drive. Treat it as both arrival space and visual extension of the interior, retaining the Modern language established inside. What I want to receive • Fully dimensioned floor plans for all four levels in PDF and editable CAD (DWG or Revit) • Room tags, circulation widths and suggested furniture blocks for scale checking • A brief rationale explaining zoning and circulation choices Accuracy in square metre counts and realistic wall thicknesses is essential so that structural and MEP consultants can pick the drawings up immediately. If you work in AutoCAD, Revit, ArchiCAD or similar BIM-capable software, please mention it when you respond—model-sharing will speed up approvals. All of the land plot will be used for the villa except for space to accommodate the drive/courtyard. The villa will also incorporate 2 stair cases.
