Project Brief — Modern Esteraha in Riyadh Project Overview Type: Private esteraha (family retreat) Location: Riyadh, Saudi Arabia Plot size: 20 × 50 meters (1,000 m²) Access: Main gate from the east Objective: Create a modern, minimal, and cost-efficient outdoor retreat with a living area, service kitchen, two toilets, swimming pool, and sunken lounge — all surrounded by landscaped greenery and enclosed by a cement boundary wall. Site Layout and Components 1. Boundary and General Works Full cement perimeter wall, height 2.5–3.0 m, with smooth beige plaster finish. Ground leveling and compacting across the entire site. Concrete base slabs under all structures (living room, kitchen, toilets, pergola, and pool) for stability. Entrance gate located on east side, decorative steel design. 2. Zoning and Circulation Front 8–10 meters (east side): landscaped entry with grass, palm trees, small shrubs, and a central stone pathway leading inward. Middle zone (right side): fiberglass swimming pool and adjacent sunken lounge area. Rear zone (west side): main building block including living room, kitchen, and toilets. All zones connected with paved walkways (non-slip stone). Building and Area Details A. Main Living Room (Majlis) Dimensions: 8 m × 10 m (80 m²) Structure: sandwich panel walls with internal metal frame and gypsum ceiling. Flooring: light beige porcelain tiles, 60×60 or 80×80 cm. Ceiling: sandwich panel → 25–40 mm air gap → metal frame → 12 mm moisture-resistant gypsum board with LED strip and spotlights. Walls: sandwich panel → 10–20 mm gap → light stud → 8–10 mm cement board → smooth plaster and acrylic paint (off-white). Entrance: steel door. Interior layout: Right wall: large TV screen. Left and rear walls: built-in L-shaped sofas with small tables for Arabic coffee. AC system: 2 × split units (24,000 BTU each). B. Service Kitchen Dimensions: 3 m × 4 m (12 m²). Detached from living room; accessible from outside. Finish: cement board interior, washable paint, single counter with sink, cooking area, ventilation window. Floor: porcelain tile, non-slip finish. Ceiling: gypsum with surface-mounted lighting. C. Toilets (2 Units) Dimensions (each): 2 m × 2.5 m (5 m² each). One toilet to include shower area. Waterproofed floors and walls up to 2.2 m height. Ceramic wall tiles, anti-slip floor tiles. Exhaust fan and lighting installed. Accessed from exterior near kitchen/living area. D. Swimming Pool Type: Prefabricated fiberglass rectangular pool. Dimensions: 4 m × 6 m, depth 1.2–1.5 m. Features: LED underwater lights. Filtration and pump system. Non-slip tile deck around pool. Outdoor shower adjacent. Optional heater provision. E. Sunken Lounge Dimensions: 3.5 m × 3.5 m (seating area). Depth: ~80–90 cm below deck level. Structure: reinforced concrete box with waterproofing and built-in drainage. Access: 3 steps down from deck. Finish: same deck tile as pool area. Seating: built-in concrete benches with cushions. Centerpiece: marble fire or coffee table. Lighting: LED strips under seats and step risers. F. Walkways: stone or brushed concrete paths. Outdoor lighting: bollards + wall sconces on boundary wall. Drainage: slopes toward outdoor drains to prevent pooling.
