We are seeking one or more skilled 3D architectural modelers to support the fast-tracked development of staged concept models for two luxury villa types, currently approximately 3,750 square feet and 4,950 square feet. These villas are intended for a high-end Caribbean residential development and must read clearly as luxury while remaining cost-controlled and efficient to produce. The work will be delivered in clearly defined stages, beginning with architectural wire-diagram models and progressing, only if authorized, to furnished wire models, rendered interiors, rendered exteriors, and upland site placement with landscape. The project is starting immediately. While a refined floor plan set will be issued within a few days, the anticipated changes are modest (approximately a 100–300 square foot reduction per villa) and are expected to be dimensional refinements rather than fundamental redesigns. Vendors should begin work using the current drawings and be prepared to incorporate the updated plans seamlessly once issued. Speed of delivery, particularly for the first interior stage, is a critical factor in selection. The initial modeling phase focuses on architectural accuracy and proportion rather than presentation. Early interior models will be wire-diagram / white-model in nature, with kitchens and bathrooms including basic cabinetry, appliances, and sanitary fixtures as simple volumes, while all other rooms remain unfurnished. Later stages may introduce generic furnishings for scale, followed by fully rendered views for stakeholder and marketing use, but only after written approval. Exterior modeling will follow a similar progression, starting with wire-diagram architecture and moving to rendered exteriors. Site and landscape work will be limited to an upland lot configuration and will also be staged from wire modeling to rendered views. Proposals above the indicated range will be considered but only up to $5k maximum. This engagement prioritizes disciplined modeling, clean geometry, and future usability by architects and interior designers, including potential Revit or CAD rebuilds. It is not a construction documentation exercise. Vendors must price and schedule each stage separately and assume multiple rounds of refinement at each stage as part of their proposal. Proposals should clearly state time and cost per stage, confirm immediate availability, and demonstrate the ability to work quickly, accurately, and collaboratively within a staged approval process.
